La maison, qui jouit d’une vue splendide sur la vallée du Chiana et sur le Lac Trasimène, a été transformée en 2 confortables appartements (dont un habité par les propriétaires).
L’ameublement est très soigné, en style rustique.

Le Lac Trasimène avec ses plages équipées est à env. 20 km et les belles localités de Assise, Montepulciano, Chianciano Terme et Chiusi se trouvent dans un rayon de 40 km. Courts de tennis à env. 2 km. Une route secondaire peu fréquentée passe à proximité de la maison.

Wir waren 1 Woche bei Ivan und seiner Familie. Wir waren schon in vielen Ferienwohnungen in der Toskana. Noch nie sind wir so herzlich empfangen und gehostet worden wie hier. Die Einrichtung ist toskanatypisch hochwertig und die Küche umfangreich und vollständig ausgestattet.
Alles picobello sauber und das Grundstück von der Famillie sehr gepflegt. Toller Pool mit kleinem Sprungbrett. Ideal für Familie. Es gibt ein kleines Nebengebäude zur separaten Miete, das sehr modern und fein hergerichtet wurde. Die überaus freundlichen Eigentümer machten unseren Urlaub zu einem besonders schönen, und das bei nicht idealem Wetter. Wir werden bestimmt wiederkommen. Grazie Mille Domenica, Giovanni und Ivan.

Wir hatten eine wunderschönen Urlaub bei Ivan. Das Haus ist liebevoll im toskanischen Stil eingerichtet. Der Pool und Garten, mit einem herrlichen Ausblick, ein Traum. Ivan und seine Eltern sind sehr herzlich, hilfsbereit und aufmerksam. Solche Gastgeber hatten wir noch nie. Wir wurden sogar zum Abendessen mit der Familie eingeladen. Grazie Mille Ivan. Wir kommen gerne wieder.

Ein wahnsinnig toller Urlaub in einer unglaublich entspannten Atmosphäre.
Sehr herzliche Gastgeber, bei denen man sich wie bei seiner zweiten Familie fühlt.
Das Haus ist super eingerichtet und ausgestattet.
Die Lage ist ca. 5km oberhalb von Cortona mit einem tollen Weitblick über das Chiana-Tal.
Bestens geeignet, um so richtig schön zu entspannen.
Da kommt man doch sehr gern wieder.

Casa Ivan, home from home and what a wonderful experience. Apart from the incredible setting and convenience for those with kids, Ivan, Giovanni and Maria Domenica are just incredible. We felt part of the extended family and so well looked after with fruit, cakes and vegetables from the garden.. An amazing part of our holiday & we can't wait to return..

One of our best holidays! Have been all over the world, a few times in the Toscana over the past years. This house and ground looks identical as on the pictures. The owner family is so friendly and warmhearted. We enjoyed the fantastic pool and the view is outstanding! And so much too see and visit just surrounding.

Lovely villa, the hosts were really welcoming and checking in regularly to make sure everything was ok. The only downside was that it was quite cold in the building as the weather wasn't great and there didn't seem to be a way to switch the heating on. The pizzeria across from the villa was lovely - great food and we were only 6 min drive down the hill to Cortona

In posizione panoramicissima con ampia vista sul Trasimeno e la Valdichiana, facilmente raggiungibile a 5 km da Cortona salendo in direzione di Portole e del passo della Cerventosa, la casa è bellissima, con un ampio e accogliente soggiorno con camino e una cucina perfettamente attrezzata. Un corridoio conduce alle 2 ampie camere (una matrimoniale e una con 2 letti singoli, che sommate al divano in soggiorno fanno 6 posti letto) e al bel bagno con doccia. Nel giardino c'è una gradevole piscina, fruibile nei mesi estivi. L'accoglienza, la gentilezza e la disponibilità di Ivan e della sua famiglia sono state a dir poco straordinarie.

Everything is more than perfect about this place: The views above Cortona, both towards Lago di Tresemeno and towards Valdichiena, the House equiped with a great kitchen and bathroom, the simple yet tasteful and rural interior, the fantastic Private Pool area with sunchairs and umbrellas, the lovely patio just to sit and relax and let the world pass by, the local restaurant with the most beautiful terrace, but especially the warm hearted family who owns and run the place. 100 % Toskana - Das von rustikalem Charme angehauchte, traditionelle, toskanische Ferienhaus liegt oberhalb der wunderschönen Bergstadt Cortona und bietet einen atemberaubenden Blick über die Landschaft bis zum Trasimenischen See. Die Anlage verfügt über einen Pool, einen zur Mitnutzung freigegebenen Gemüsegarten, geräumige Schlafzimmer und eine große Wohnküche. Ein besonderer Höhepunkt unseres Aufenthaltes war der gemeinsame Abend mit unserer Gastfamilie, bei der traditionelle toskanische Gerichte und in der Region angebauter Wein angeboten wurden. Die Herzlichkeit der Vermieter ist unvergleichlich und sucht Ihresgleichen. Danke für eine fantastische Zeit!

Wonderful apartment. This apartment was clean and carefully maintained. Had all the necessities for cooking and a great layout. Ivan and his family are very warm and gracious hosts. Not intrusive but helpful and very welcoming. They have a bountiful garden that they encouraged us to use. The location was a great jumping off point for our road trips to Siena, Civita di Bagnoregio, Montalcino, Sansepolcro and Cortona. It is a great place to just hang out. The views are really beautiful of the valley below. The little restaurant across the street was really good. The one thing to be aware of is that the altitude makes it a little cooler than lower down. My only disappointment was not being able to use the pool but that was the weather's fault and not our hosts. The pool looked great.
I would definitely rent here again.

Staying at Casa Ivan was the highlight of my trip to Italy. We rented the house for three weeks and used it as our homebase, coming back to it after a few days in different places around Italy. We were always very eager to get back to Cortona and Casa Ivan. The family who owns the home and live upstairs are the kindest people I've ever met and made us all feel at home and part of the family. We had wonderful baked goods, special treats, espresso in the afternoons in the kitchen upstairs. It was just a treat to be at Casa Ivan. I am already planning my return trip, they family truly strives to make their home feel like your second home. They are very successful at doing this and making you feel part of the family. The house is so comfortable, the grounds beautiful, the location relaxing. I can't get back soon enough!

Tuscany has been a dream for many years, and thanks to a beautiful family and a wonderful villa in a spectacular part of Italy that dream came to life. The minute we arrived it felt like home! From the warm welcome we received from Ivan and his lovely family to the special touches, of home baked goods, a platter of meats and cheese, eggs and fresh fruit was unexpected but so welcome and delicious.
The family is wonderful hosts, and we were made to feel part of their special family from the minute we arrived. The warm and friendly welcome we received from Ivan, the coffee with Nona and Maria was a highlight every day, and Maria makes a fantastic espresso (I am now a converted espresso drinker), Giovanni’s vino rosso is just as good as any bottle of wine we drank, and Ivan & Maria’s home made pizza an bruschetta were a taste sensation.
The villa looks just as it does in the pictures, actually even better. The pool and gardens are lovely and a great place to relax under the Tuscan sun!! My favorite spot was on the little terrace at the table, watching the world go by, and listening and watching the comings and goings from the piazza and restaurant across the road. Casa Ivan is in a great location to explore the sites of Tuscany and Umbria the signage and directions are easy to follow, and the views of the countryside are like postcards. Ivan arranged for a day of cooking and this was a highlight. We shopped at the markets for our produce, then spent the day at a villa cooking, chatting, laughing, and best of all eating and drinking. Would definitely recommend adding this to the list of must do’s.
Ivan speaks English very well, but Maria, Giovanni and Nona do not speak any, but the language barrier was not an issue. I knew very basic Italian, and we could converse and understand each other. I looked forward to coffee time and chats with the family.
I was sad to leave, and know that I will definitely be back. You could not go wrong staying at Casa Ivan.

Casa Ivan above Cortona is the very best place for a comfortable and enjoyable stay. The family who rents the first floor apartment really cares about your comfort and visit. They make you feel apart of their loving family. We felt spoiled by their kindness. The apartment is fully equiped and the extras that Ivan and Maria provide in a welcoming appetizer, morning coffee and a special dinner is a fabulous experience. The location to visit nearby hill towns is ideal. My husband and I enjoyed our stay here more than other places we have stayed in Italy and other countries. I can not thank the owners enough for an outstanding stay.

From the moment we arrived at Casa Ivan we loved it! What an amazing welcome and what a fabulous place to stay. We could not have asked for more, Casa Ivan is a beautiful property the gardens and pool AND views are to die for. We also married in Cortona while we were staying there, and returned to a feast fit for a King arranged by the hosts. We would not nor could not return to Tuscany AND NOT stay at Casa Ivan, it is a magical place with a kind a heart warming family who run it and to them we want to say a big thank you for making our holiday and our wedding banquet at the villa so special. 10/10 from all of us. I stayed at Casa Ivan in Oct. and I can't say enough about how great it was. Ivan and his family truly care that their guests visit is memorable and happy. Unexpectedly I was traveling solo and had the place to myself. They treated me like family and made me feel so welcome. The house and grounds are stunning and I couldn't have asked for a better week.

Lovely place to stay -7-8 kms out of Cortona. Good base to explore Tuscany and Umbria if driving. Lovely hospitable family who will provide you with food tomatoes from garden and suggestions as to what to do in area. Very well equipped house, family lives on top. There is a pizzeria across the road for eating out.

Casa Ivan is a truly a vacation place, which we can recommend full heartedly. The owners were very friendly and we felt like being part of the family. The house is nice, and it's very well furnished with good style. The location is quiet and within few minutes car drive from Cortona. (Forgot to comment erlier, but now considering renting the house again)

If you want a special holiday we can strongly reccomend Casa Ivan. The warmth and generosity of the owners made us feel so welcome and "at home". If you can learn even a little Italian it will be much appreciated by the Italian people. If not then be prepared to speak like the Italians do - use lots of hand gestures!
You will find Cortona a very friendly area.
We had no car so used the bus or walked. The bus runs into Cortona at 7.10am, 15.10pm and approx 18.30pm and returns at 14.10 and 17.45hrs. We walked into Cortona a few times and it takes about an hour - the road winds gently into Cortona and the views are amazing but be sure to take care and look out for traffic although the road is not that busy. If you are visiting the tombs or museums be sure to check out the opening hours before setting out - we were caught out a few times. If walking look out for the strada basilata (the Roman roads). Walk up to Portole which is just half an hours walk. The little bar sells groceries too and is a very cheap place to have a drink. The hotel too is reasonable and friendly and the village has an active social life which seems to centre around the hotel/bar. We found leaflets there and were able to join in an organised free walk and watch a mountain bike race.
Catching the first bus we were able to have days out in Florence and Castiglione del Lago (mkt day Wed) by catching the train in Camucia. Train travel is cheap and we were able to be back in time for the last bus and still see quite a lot. Be sure to validate your ticket in the yellow machines at the station before boarding the train. Tickets for the bus can be bought at the tourist information centre or at tobacconists.

We had the most wonderful stay at Casa Ivan. Tuscany was beautiful and the villa was a great place to start out from and go in all directions. At the end of the day, to come back to such a beautiful house was so nice and relaxing. Great location and such beautiful, panoramic views from there. It was just breathtaking to look at each day at these views Ivan and his family made us feel very welcome and Ophelia's food was great. Such an added treat. I wish I could go back once and year and if I could I would get this same villa each time. Thank you SO MUCH for such a good vacation.

We had a wonderful stay at Poggio del Sole. Ivan and family were more than helpful with anything that we needed to know about the area, as well as wonderful hosts. The location and scenery up in the Tuscan hills was breathtaking. We were able to see many small towns such as Cortona, Montepulciano, Lake Trasimeno, and more. It was a home away from home. Our accommodation far exceeded our expetantions, very clean and very well equipped. The welcome we received on arrival, with food provisions before we had the chance to shop for groceries was a wonderfu surprise. The kindness showed throughout our stay was very memorable. The pizzeria across the road was very handy if you did not want to drive in town for dinner. Even though our ability to speak Italian was very limited, we managed to communicate very well, as our host Ivan also spoke a little English. This villa is absolutely amazing!! The location is perfect - a few minutes outside of Cortona, which is a wonderful town full of shops and great restaurants. There is also a really good restaurant across the street from the villa. We dined there many nights on our vacation and everything we ordered was delicious. The owners are so nice and friendly and really go out of their way to make sure you enjoy your time there. The pool is wonderful and overlooks the beautiful tuscan countryside. The house is clean and very nicely kept by the owners. Overall we had a fantastic vacation and we hope to come back someday and stay in Casa Ivan again!

The reason it has taken a while to comment on this villa is the difficulty in finding the words to give in its praise. The villa in Wonderful situated at the hillside giving a panoramic view even when you are at the side of the beautiful pool. The caring received from Italiano family made this holiday a memorable experience. We have toured Spain, south of France but being in this villa and being looked after by the owner made the Toscany trip to come on the Top.

Wonderful for its views, facilities and warmth of welcome. Very well placed for visiting Siena, Montepulciano, Orvieto, Perugia, Assisi, Arrezo and of course Cortona.
Very sociable living area with well equipped kitchen good size table and well arranged seating although the restaurant over the road is very good so you have to make the choice of cooking with the family (and/or friends) or walking over the road to the restaurant (having the restaurant over the road didn't cause any problem with noise or clientele etc).
We went out of season when the pool wasn't available however we are very keen to go back and enjoy the real delight of sitting by the pool looking over the wonderful Tuscan countryside with views as far as Montepulciano.

Casa Ivan was, without doubt, the perfect villa for us. The location was wonderful. We did not have a car, but was not a problem to walk but also there is shuttle bus that picks up right outside the villa. The restaurant across the street was convenient and a nice selection of menu items. The villa was just wonderful and had a very quaint feel to it. Each morning we woke up, threw open the shutters and enjoyed the magnificent views. Perfect for the 2 of us, but will accommodate upto 6 people. The bedrooms were decorated beautifully in a simple but quite lovely decor. Antiques abounded throughout the villa including the bedrooms and added a personal, homey touchCell phone would be recommended to keep in touch, as I had an international phone card, but did not work from the public phones in Cortona.There are no words in Italian or English for these wonderful people.. They were so accommodating and we were treated just like a part of the family. We loved our week stay at Casa Ivan and hope to return one day.
